Collin County Drain and Sewer Problems: Why So Many?

There aren’t enough plumbing guides for homeowners in Collin County, TX. While Dallas and Fort Worth get all the attention, drain cleaning and sewer repairs are on the rise in cities like Plano, Frisco and McKinney.
We asked Mother’s Master Plumbers about the spike in drainage and sewer line problems across Collin County- why they’re happening, and what residents can do about it.
Most in-home drain issues in Collin County are caused by extremely hard water from the NTMWD water supply. Deeper sewer line blockages and underground sewer leaks are caused by expansive Blackland Prairie clay soil and made worse by Hackberry and Cedar elm root intrusions.
Drainage problems in homes built after 2000 are confusing. This guide helps local homeowners sort through the mess and create a simple maintenance plan to avoid repairs.

Collin County Drain Clogs Need Collin County Plumbers
We asked our Responsible Master Plumber Steven Smith (RMP-43457) about the specific causes behind residential drain and sewer problems in Collin County homes. He was quick to note the uniqueness of local issues.
“We’re all sitting on clay soil and dealing with hard water in DFW,” Steven says. “But there’s different soil out in Frisco and Allen than in Dallas County, and you’re getting water from a different supplier.”
Steven stresses the importance of local expertise for homeowners who need drainage answers.
“Don’t send a Dallas plumber to do a Plano plumbing job,” he continues. “Use a local plumber who understands your property and your utilities.”
The 5 Collin County Cities We’ll Highlight in This Article
Steven and our research team provide local home drain and sewer insights for 5 cities that are either completely or mostly in Collin County, TX:
- Plano
- Frisco
- McKinney
- Allen
- Prosper
We’ll discuss the county-wide drivers of drain and sewer damage. Then, we’ll highlight the most common plumbing issue in each city and your best repair option.
Clogged Drains and Sewer Damage: 3 Collin County Villains

Steven lists the 3 most frequent causes of backed up drains and sewer damage in Collin County homes:
NTMWD Water Supply and Hard Mineral Scale Damage
Whether you live in Plano, McKinney or Frisco, the city purchases its water supply from the North Texas Municipal Water District (NTMWD).
NTMWD’s water is extremely hard- it measures between 150-194 parts per million (ppm) for calcium and limescale. At its peak, it’s harder than Dallas water.
“People usually think about hard water damage in water heaters and water pipes,” Steven explains. “But the same mineral scale builds up in your drain pipes. It creates rough points where it’s easy for food scraps, hair and grease to cling on to.”
Blackland Prairie Clay Soil and Buried Sewer Lines
Collin County sits on a bed of Blackland Prairie clay soil. The soil in your yard is 50%-80% clay, which places your home’s main sewer line under constant stress.
“So clay soil swells with moisture, then dries out and shrinks,” Steven notes. “That’s why your lawn is soggy days after it rains, then cracks and splits in July.”
Making matters worse: the soil here is also full of limestone. After your soil cracks and splits your sewer pipe and the drainage lines under your slab, it dumps hard minerals and debris into the line. That’s why sewer backups and multiple drain clogs are so common here.
Root Intrusions from Hackberry, Cedar Elm, Live Oak and Pecan Trees
Collin County has a wide variety of mature tree species. Most smaller trees- like Mexican plums and Western soapberry trees- are safe, beautiful options to plant in your landscaping.
But 4 common Collin County tree species have aggressive root systems that cause most local root intrusions in sewer lines:
- Hackberry: Hackberry and Sugarberry trees aren’t talked about much, but they have some of the most aggressive roots in North Texas. They have massive roots that grow horizontally towards nutrient and water sources. “A hackberry within 40 feet of your main sewer line is trouble,” Steven says.
- Cedar elm: Cedar elms are native to North Texas. They’ve gotten used to your expansive clay soil. Their roots don’t dive down to sewer pipes much- but they put a ton of stress on slab foundations and cause main drain pipe issues.
- Live oak: The “king” of DFW trees. Their roots aren’t quite as aggressive as Hackberries, but they’ll grow wider and travel further over time- up to 50 feet. Mature Live oaks easily cause multiple cracks in the same sewer pipe.
- Texas pecan: No shallow roots here- pecan roots dig deep and expand outward. Clay soil allows their massive taproots to build lateral roots near your sewer line.
Drain Cleaning and Sewer Line Repair In Your City
Mother’s research team analyzed 18 months of service data from our plumbing jobs in Collin County cities.
The 3 most common service requests by Collin County homeowners, in order:
- Drain cleaning
- Sewer line repair
- Slab leak repair
All three are driven by the local conditions listed above. Here are the most frequently requested drainage services in your city, and how to fix and avoid them.
Plano: Drain Cleaning

We get almost twice as many annual calls for drain cleaning in Plano than any other plumbing service in the city.
It’s most understandable in older neighborhoods like Canyon Creek and Los Rios, where 1970s-era cast iron drain pipes are heavily corroded and provide easy catchpoints for debris and grease.
But newer homes in West Plano and Willow Bend still have drainage backups in newer PVC pipes. Steven explains it’s about the length of drain pipe runs in these houses.
“West Plano has a lot of two-story homes with really long horizontal drain runs,” he says. “There’s way more places for hard minerals, hair, grease clogs to settle and form clogs, since the pipe’s not always running downhill.”
The solution: Annual drain cleaning maintenance. Mother’s $299 flat rate drain cleaning service includes a drain camera inspection, Endure enzyme drain cleaner without caustic chemicals, and a 120 day no clogs guarantee. After service, we give you a free bottle of Endure to keep. Use it once every 30 days to keep grease clogs out of your drain pipes.

Frisco: Drain Cleaning
Most of our drain cleaning in Frisco is driven by kitchen sink clogs. Heavy in-home cooking creates stubborn fats, oil and cooking grease blockages (“FOG clogs”) that congeal and harden in drain pipes.
Drano doesn’t work on grease clogs- it actually turns them to sludge and makes them tougher to clear.
“Adding Drano just pushes the same grease further down the drain where it hardens up again,” Steven explains. “Now it’s too far down for a plunger to reach.”
Not only are chemical cleaners terrible at removing organic clogs, they can cause burns and eye damage. Opt for enzyme drain cleaning products instead. They’re safe, non-toxic, and continue eating away at fats and grease in your pipes for up to a month.
Mother’s Frisco drain cleaning specialists visit Stonebriar, Phillips Creek Ranch and Chapel Creek most frequently to clear residential blockages.
The solution: Annual drain cleaning maintenance- and no Drano. You already know about Mother’s $299 drain cleaning package. Go the extra mile to protect your drain pipes and stop using chemical drain cleaning products.
McKinney: Sewer Line Repair

McKinney sewer line repair needs are more diverse than any other Collin County city. A mix of 1950s homes and post-2000s builds means that hyperlocal expertise is extremely important.
Vintage home clusters in Downtown McKinney feature tons of original cast iron sewer lines and drain pipes under the foundation. What makes these homes unique to most other area houses is their pier-and-beam foundations. While these foundations make access costs cheaper, the aging cast iron pipes require replacement.
Whether you live in Painted Tree or Trinity Falls, most of your sewer repair needs are the same. Open green spaces and park systems provide higher root intrusion risks. Community lakes and beach access mean a higher concentration of water in your soil.
The solution: Sewer line replacement or repair. Downtown McKinney homes should replace their cast iron with Schedule 40 PVC pipes, rated to last 50+ years from installation. Newer builds benefit from trenchless repairs and spot repairs to minimize property damage.

Allen: Sewer Line Repair
Most Allen homeowners who call us for sewer repair are confused. Their homes were built less than 25 years ago- why are there leaks and backups so soon?
The answer for many residents is their proximity to greenbelts. Homeowners in Suncreek and Lost Creek Ranch have higher groundwater levels due to all the greenery- that means more direct pressure on buried lines. It also provides greater opportunities for root intrusions.
It’s easier to explain broken sewer pipes in Cottonwood Bend and other 1970s-era Allen communities. Cast iron sewer pipes are past their expected lifespan and present a juicy target for local Live oaks and Hackberry trees. They’re also heavily corroded.
The solution: Targeted spot repair. Most Allen sewer line damage is localized- meaning it affects 10 feet or less of your sewer line. We tackle these issues with sewer spot repairs. Small pinpoint trenches, comprehensive sewer camera inspections, and minimally invasive service.
Prosper: Sewer Line Repair
Out west in Collin County, sewer line repair in Prosper is a growing concern. It seems unlikely, given so much of the city was built in the last 15-20 years. But even newer residential plumbing systems are feeling the stress of clay soil and setting foundations.
Prosper homes in master planned communities like Artesia and Windsong Ranch are built on slab-on-grade foundations. A decade of foundation settling is stressing out the connection between main drain pipes and sewer mains. Slab leaks are becoming more frequent in these developments.
The 1980s-era homes in Preston Country Estates present a different issue. Their massive lots of expansive clay soil rely on natural creeks for stormwater runoff- they’re “hit or miss” at best. Couple that with sprawling Cedar elms and Pecan trees, and you have a mix of expansive soggy soil and intrusive tree roots that cause real problems.
The solution: Trenchless sewer line repair. The good news- almost all Prosper homes were built after 1980. That means PVC sewer lines, which are far more amenable to trenchless sewer repair options. Ask your Mother technician about pipe bursting and CIPP sewer lining to protect your landscaping and outdoor living areas.

Do you provide sewer repair in Plano?
Yes, Mother repairs and replaces residential sewer lines anywhere in Plano, including older lines near Downtown Plano. Trenchless pipe bursting and pipe lining are available when the pipe condition supports them. We cover every neighborhood and include a video camera check. Call our local line 24/7 at (972) 662-8725.
How much does drain cleaning cost in Plano?

Why didn't Drano work in my Frisco drains?
Drano cannot dissolve the thick grease mats caused by local flat builder layouts. The liquid washes right over the blockages, which require mechanical tools.
How often should I have my drains professionally cleared in Frisco?
A preventive cleaning every 12-14 months is recommended for Frisco homes. Many neighborhoods have flat pipes that cause grease to cool and form thick blocks. Call Mother’s office in Frisco at (972) 662-8725.
