Willow Bend

West Plano's most prestigious neighborhood, Willow Bend is located just south of the Dallas North Tollway near the Shops at Willow Bend. Most homes in this luxury community were built between 1989 and 2001, featuring custom estates on expansive lots. Many properties have aging plumbing infrastructure that develop issues common to homes built in this era. For example, Willow Bend residents experience problems with older copper lines prone to pinhole leaks and cast iron sewer lines susceptible to root intrusion. Mother Modern Plumbing specializes in sewer line repair and replacementwater line repair and replacement, and electronic leak detection for these established properties.

Old Shepard Place

Located in central Plano with mature trees and traditional architecture, Old Shepard Place features predominantly mid-1980s brick ranch and two-story homes. The neighborhood's established character comes with aging plumbing systems typical of that era, including cast iron sewer lines. Foundation settling in these mature homes can lead to slab leaks, and the tree-heavy lots create conditions for root intrusion into sewer systems. We help homeowners address slab leak location and repairdrain cleaning, and whole-home pipe replacement.

Preston Crest

Situated in the heart of Plano near Preston Road, Preston Crest is a well-established neighborhood with a mix of pre-owned and newer construction homes. The varied ages of homes in this area mean plumbing systems range from older cast iron to modern PEX, creating diverse service needs. Homes built in the 1970s–1980s often have cast iron sewer lines vulnerable to root damage, while the area's hard water causes scale buildup in water heaters and fixtures. Mother Modern Plumbing offers water heater replacementwhole-house water softeners, and descaling services for hard water issues.

Legacy West

North of Highway 121 on the southwest corner of the Dallas North Tollway, Legacy West is Plano's newest mixed-use development that opened in 2017. This modern neighborhood features contemporary construction with newer plumbing systems, including PEX piping and modern fixtures. While newer homes typically have fewer age-related issues, residents benefit from preventative services like plumbing inspectionswater quality testing, and smart water shutoff valve installation to protect their investments.

We called Mother with some urgency to help us locate a main water shutoff value to our house. We needed to shut off water to replace two water heaters; preferably ahead of a winter storm scheduled to arrive the next day. Marcus arrived the same day while the water heaters were being installed. We'd managed to shut off water by that time. One of his first questions was whether or not the water heaters were going to be installed in series or parallel? We had not called Mother about the water heaters, they were installed in series, and so I asked in response, why does it matter? He went on to explain the differences so well it sounded like common sense. He even anticipated a potential issue with a series arrangement that we'd just experienced but that I had not conveyed to him. To me, it signaled that he was knowledgeable, experienced, and cared about work being done the right way. I appreciated the quick response when we needed help and the experience of working with Marcus. I look forward, as much as anyone can, to the next opportunity to call on Mother.

Josh did a great job unclogging my kitchen sink. It took a little time due to years of accumulation of build up but he was able to clear it up. He also took time to explain tips for preventive maintenance. His professional and courteous mannerisms were pleasant to work with and appreciated. I will be using Mother Modern Plumbing in the future and highly recommend their business.

Joe and Bryan just came out and quickly repaired my toilet that had been running continuously. They were prompt, courteous, friendly, and most importantly, very adept. I love Mother Modern Plumbing for its excellent plumbers and ability to text issues to them and get prompt responses! I’m so glad we switched to Mother Modern!

Grant Baker from Modern Plumbing did an outstanding job fixing/installing my hot water heater and multiple faucet issues. He was punctual, knowledgeable, and took the time to clearly explain what was going on and how he fixed it. Everything is working perfectly now, and the whole process was smooth and stress-free. You can tell he really takes pride in his work. I would absolutely use Modern Plumbing again and highly recommend Grant to anyone needing plumbing work.

We had a little complicated problem with our one master toilet. I previously had so much success with Mother Modern plumbing that I didn’t hesitate to call them again for the three or four projects they had done before without standing results. Josh came out and was done in record time with outstanding results again! I cannot say enough about this company or Josh on their demeanor, professionalism, and outstanding work that they do! I would highly recommend any of my military family friends and Neighbors With Mother Modern Plumbing!

What began as a clogged toilet turned into a hide and seek problem. Josh kept trying ingenious ways to clear what turned out to be a clog in a 40’ pipe. He persevered and though I know he was frustrated, he was very personable. Best plumber we’ve ever had at the house. I wouldn’t hesitate to call him again. It was expensive but very reasonable for what they did and the length of time it took to fix it-hours over two days. I wished we’d known about this company sooner!
