It’s true: many plumbing contractors mark up their services in cities with luxury homes and higher household income. To us, this is more than a problem: we think it’s unethical.

We talked to real homeowners in five Metroplex neighborhoods who face the “zip code premium” from contractors every day- including our own CEO. Then, we reviewed over 500  DFW contractor bids in 52 zip codes to see which local homeowners are getting a raw deal.

Mother’s CEO Dustin Marx lives with his family in Preston Hollow, TX. The problem with zip code markups around DFW is real, and Dustin’s experienced it firsthand.

“We had a minor ant problem in our home recently,” Dustin explains. “Instead of just treating it and moving on, the company handed us an estimate north of $11,000 for extra options.

The worst part of the experience? Dustin never even asked for a bid on those services. The contractor never showed him what they looked at or attempted to explain the quote.

“They never explained what they were actually trying to solve,” he continues. “They never had me out there seeing what they saw. No diagnosis, no walkthrough, just a big price tag and an assumption I'd say yes.”

There was no feeling of relief that the work was done. Dustin was left feeling like a “zip code with a wallet”, not a human being.

“Pricing me on work I never requested, for problems I was never shown, felt like they were sizing up the house instead of solving the issue in front of them.”

Exposing the DFW Zip Code Premium Problem

When Mother bids on DFW plumbing projects, we don’t just see our estimates. We compare them to quotes from our competitors. Our research team reviewed over 500 bids on plumbing services from other businesses over the last 12 months.

We also spoke to area residents who received bids from contractors they deemed questionable, and compared those bids to the regional average.

The data is clear: homeowners in the Dallas-Fort Worth Metroplex who fit one of three categories are upcharged for home contractor services:

  1. “Luxury” zip codes: The “zip code markup” you read about on Reddit isn’t a myth. Local contractors mark their estimates up 8%-16%+ for homeowners in historically affluent zip codes.
  2. Median household income. DFW residents who make over $260,000/year receive contractor quotes that are 8-12% higher than those who don’t.
  3. Property value: Local homeowners whose properties are worth over $950,000 see bids from service providers that are 8-10% higher than the DFW average. Homeowners with property values over $1.8M receive bids 12-16% higher than DFW averages.

Homeowners In These Cities Experience Unfair Contractor Prices

Here are the five DFW cities that get inflated prices from local contractors- and the zip codes that get the worst deals.

Highland Park

Worst zip code markup: 75205

DFW contractors historically overbid on Highland Park estimates. There’s an assumption among contractors here: “they can afford it, so we’ll charge it”. Local slab leak repair quotes are some of the highest in the Metroplex.

We saw the worst markups in the entire DFW Metroplex for residents in the 75205 zip code. Homeowners here regularly get quoted 17-25% above bids for similar home repair projects in other neighborhoods.

Southlake

Worst zip code markup: 76092

Southlake homeowners often face a plumbing “double whammy”. Existing galvanized pipes and high incoming water pressure drive frequent sewer line and water line repairs. And local plumbers mark up these already expensive jobs based on local property value.

Residents of the 76092 zip code are often corporate and financial executives- they get hit with the “contractor luxury tax” more than most. This frequently hits home during emergency calls and foundation-related services, where markups reach 16-20% above market value.

University Park

Worst zip code markup: 75225

Existing cast iron pipes and aging slab-on-grade foundations in the 75225 zip code mean frequent underground plumbing repairs for homeowners near SMU. 

Local residents should watch out for questionable upcharges like “historic home care” and “vintage finish protection”- this makes routine respect for your property feel like a luxury service.

Westlake

Worst zip code markup: 76262

The Westlake “zip code premium” isn’t talked about enough due to its location away from downtown city centers. But there’s a real shortage of skilled labor in the area, and the building code in Westlake is tougher than in other areas. While these factors naturally drive up pricing, that doesn’t explain all the markups.

The Westlake section of the 76262 zip code contains the Vaquero Club- one of the most overcharged communities in DFW. We noted residential contractor estimates up to 17% above local averages here.

Preston Hollow

Worst zip code markup: 75230

The rise in median Preston Hollow household income led to a surge in contractor pricing. As local homeowners seek smart solutions to home water filtration and leak prevention, some plumbers saw an opportunity to mark up these “ultra-elite services”.

Folks in the 75230 zip code see markups of 8-13% on home water filtration and softening system installation, as well as smart water shutoff valve installs.

Inconsistent DFW Contractor Pricing Is Bad Business

Mother’s flat rate pricing mission statement cuts against the grain when it comes to home service pricing trends in the DFW Metroplex. 

Modern plumbing looks like transparency and ethical pricing. That’s why we write these articles. That’s why we do this research. 

Dustin lends his insight into the core problem.

“I think it's gotten worse as more of these companies get bought up by private equity,” he explains. “You're not always dealing with the local owner anymore. You're dealing with whatever number a spreadsheet somewhere says my zip code can absorb.”

This creates distrust among homeowners from city to city. When a Southlake resident talks to her friend in Colleyville and sees a $3,000 difference in quotes for the same work, it feels dishonest and impersonal. 

“You sit there wondering - would the price be different if I lived in another part of the Metroplex?” Dustin reflects. “I hear it all the time from neighbors and customers. They start out assuming you're about to get worked over instead of helped.”

“That's the part I really hate. Good contractors who actually want to help you get lumped in with the ones who don't. Homeowners and service providers are already on defense from the start.”
