Jerry was fantastic both times he came to our home. He kept us informed, and was constantly at work. He was professional in every manner. We had a big project and other companies sent men out to look at the job. Jerry immediately grabbed a shovel and started working, even knowing he was at risk of not earning anything doing so. WOW. Mother Plumbing gave us the best treatment in the office as well. Matthew is very good to deal with. Pleasant and professional. I’m very hard to please, and these guys did the job!

We thought we had a main water leak from the street to the house and due to the thoroughness of the technician we found out it was only a sprinkler system issue. Josh was awesome in explaining everything and so thorough in his investigation we couldn't be happier with him and the outcome. Although we didn't need the repairs from them I would highly recommend Mother Modern Plumbing. A breath of fresh air with honesty and integrity!

We recently used Mother Modern Plumbing for a yard sewer repair and we were very impressed with their professionalism, efficiency and fair prices. Steven arrived on time, clearly explained the issue and provided me an estimate. The job was completed on one day, it required lots of digging and the weather was cold about 34. This was our first time using them but it won’t be the last.

Chris was extremely personable and professional, and did not make me feel bad about knowing next to nothing about plumbing or how to describe exactly what our issues were. He kept me informed every step of the way as to what he was doing and what he discovered while investigating. We were more than pleased and will definitely call Mother for any future plumbing needs.

Yard Leak Detection in Frisco: Find the Break Without the Digging

A sudden spike in your water bill is a sign that an underground pipe has failed. In Frisco, many homes built during the local construction boom used underwhelming builder-grade pipes that struggle with the shifting soil.

In neighborhoods like Phillips Creek Ranch, these large lots have long supply lines that are prone to joint failure. You deserve a diagnostic process that finds the break without tearing up your lawn or expensive landscaping.

Mother Modern Plumbing uses advanced sensors to find the truth under your grass.

Frisco’s Specialist for Underground Leak Location and Precision Yard Mapping. Master Plumber Oversight, Advanced Sensor Technology, and Fixed-Rate Diagnostics.

Signs You Need Precision Yard Leak Location

  • Unexplained water bill spikes: Your bill jumps by $50 or $100 even though you haven't changed your watering schedule.
  • Persistent soggy spots: You find a wet patch in your Stonebriar lawn that stays muddy even during the heat of summer.
  • Loss of water pressure: The water flow inside your house feels weak because a large amount is escaping into the yard.
  • Spinning water meter: You shut off every faucet in the house, but the leak indicator on your water meter keeps moving.
  • Lush, green grass patches: A specific area of your yard in Starwood looks much greener than the rest, which is a sign of a constant water source underground.

Modern Underground Leak Detection: No Digging Required

We do not use "exploratory digging" to find a leak. We use specialized tools to pinpoint the break so your repair is small and targeted.

  • Acoustic ground sensors: We use high-powered microphones to "hear" the sound of pressurized water escaping into the soil.
  • Tracer gas technology: We can put a safe gas into your lines and use sensors to find exactly where it exits the pipe.
  • Fixed upfront pricing: You get one clear price for the yard leak location service before we start. We do not use "hourly traps."
  • Property protection: We treat your home like a sanctuary. We find the leak first so we only dig exactly where we need to.

Buried Pipes and Frisco Soil: The War Continues

Frisco sits on Houston Black Clay. This soil moves constantly, pulling on lower-quality pipes and pre-existing fixtures installed by original developers.

Additionally, Frisco’s water system uses massive water towers that can cause sudden pressure spikes. These spikes hit your yard lines at 2 AM, stressing the older joints.

Frisco Neighborhoods Where Yard Leak Detection is Common

  • Stonebriar: These established estates often have original polybutylene or copper lines from the 1990s. These materials are now hitting their failure window. We use electronic sensors to find these leaks before they undermine your pool or driveway.
  • Starwood: With mature trees and large footprints, root intrusion is a common cause of yard leaks here. We use precision mapping to find the exact joint where a root has entered the pipe.
  • Phillips Creek Ranch: These newer homes were built during the 2010-2018 expansion. We often find that builder-grade fittings were rushed during the "Gold Rush." We audit these lines to find leaks caused by poor installation.

Protect Your Landscaping, Protect Your Wallet

In Frisco, your landscaping is a major investment. A "cheap" plumber might spend all day digging holes in your yard to find a leak. This destroys your grass and costs more in repairs later.

Mother Modern Plumbing finds the break within inches before we ever move a shovel. You deserve a diagnostic process of a higher, more enduring quality.

Mother’s Yard Leak Location Process: What to Expect

mother modern plumbing team conducts electronic yard leak detection in frisco, tx
  • System Audit: We perform a pressure test at your meter to confirm a leak exists and see how much water is being lost.
  • Electronic Leak Detection: We use acoustic microphones to trace the path of your water line across your yard.
  • Tracer Gas (If Needed): We inject a safe gas into the line and use a "sniffer" to find the exact point of the breach.
  • Visual Proof: We present you with a clear map of the leak and a fixed-price quote for the repair.
  • Landscape Protection: We mark the spot with a small flag and ensure no unnecessary damage was done to your property.

Find the Leak, Stop the Waste and Save Your Yard

A high water bill and a soggy yard are signs that your home's infrastructure is failing. You shouldn’t have to choose between a working water line and a beautiful landscape.

Mother Modern Plumbing solves this problem by using advanced sensors to find the exact break under your grass. We pinpoint the failure so we can perform a surgical repair that protects your budget and your property.

Frisco Neighborhoods We Proudly Protect With Expert Yard Leak Detection

From Stonebriar to Phillips Creek Ranch, our yard leak detection services cover every Frisco neighborhood. We understand the unique irrigation systems in Heritage Lakes, Starwood, Hollyhock, and Edgestone at Legacy. Our electronic leak detection technology pinpoints hidden water leaks across Frisco Lakes Del Webb, Newman Village, and Richwoods. When issues are found, we offer comprehensive solutions including water line repair, trenchless pipe repair, and emergency shutoff valve installation. Serving over 80 neighborhoods including Preston Hills, Panther Creek, and The Shores At Waterstone, our team delivers specialized yard leak detection and repair services tailored to each Frisco property's specific needs.

Edgestone at Legacy

Located west of the Dallas North Tollway at the intersection of Legacy Drive and Stonebrook Parkway, this 307-acre master-planned community features 664 upscale single-family homes built starting in 2017 by premium builders including Coventry, Darling, Highland, Huntington, Landon, Shaddock, Toll Brothers, Trophy Signature, and Village Builders. With properties now 7-8 years old, these modern homes feature contemporary PEX plumbing and efficient fixtures designed for today's families. As these properties approach their first decade, homeowners are beginning to see the need for preventive maintenance like water heater flush services to extend equipment longevity and prepare for eventual water heater replacement in coming years. The community's upscale amenity program includes dual amenity centers with fitness facilities and resort-style pools, requiring robust plumbing infrastructure, and we assist residents with water line repairs when needed. With Frisco's moderately hard water at 146.5 ppm, many homeowners proactively install whole-house water softeners and descaling services for tankless units to protect their investment. The smart home features common in these newer builds also make smart water shutoff valves a popular upgrade for tech-savvy residents.

Hillcrest Meadows

Positioned in central Frisco near Lebanon Road and Hillcrest Road, this well-established community features reasonably priced midsize homes ranging from 2,065 to 3,010 square feet. Based on the neighborhood's established character and proximity to older Frisco developments, homes were likely built in the 1990s to early 2000s era. With properties potentially 20-30+ years old, this neighborhood represents older housing stock with original copper plumbing and fixtures that have significantly exceeded their typical service life. Aging copper supply lines are prone to pinhole leaks and corrosion, and many residents are opting for whole-home pipe replacement to modernize their plumbing systems. Original water heaters are long past replacement age, making upgrades to tankless water heater systems essential for improved efficiency. The mature trees throughout the neighborhood contribute to sewer line root intrusion, and we frequently provide drain cleaning and hydro-jetting services to maintain proper flow. Given the age of infrastructure, plumbing inspections and electronic leak detection are valuable services to catch problems before extensive damage occurs.

Trails of Frisco

This established master-planned community in west Frisco wraps around The Trails of Frisco Golf Club and features approximately 1,300 homes built between 1998 and 2008. With properties now 16-26+ years old, this neighborhood represents late-1990s and early-2000s construction with plumbing systems that have exceeded their typical service life. Homes from the original 1998-2003 phase commonly feature aging copper supply lines prone to pinhole leaks and corrosion, and many residents are opting for whole-home pipe replacement to modernize their plumbing infrastructure. Original water heaters are decades past replacement age, making upgrades to tankless water heater systems essential for these 2,000-5,000 square foot properties. The mature landscaping, tree-lined streets, and proximity to the golf course irrigation contribute to sewer line root intrusion, and we frequently provide hydro-jetting services to maintain proper drainage. The community's two outdoor pools, tennis courts, parks, and extensive walking trails require robust plumbing infrastructure, and we assist residents with water line repair and plumbing inspections to protect property values. Many homeowners also benefit from electronic leak detection to identify hidden issues before they cause extensive damage.
