So our mortgage insurance policy was recently switched to a different company via our broker. The new company required that a home inspector come out and look at our property. Everything seemed to go fine. A day later we got a 39 page report with their findings. They were threatening to drop our new policy saying we had a “water leak at the property” and they included a picture. I looked at the picture and there is a small water mark on the tile floor behind my 1/2 bath pedestal sink. Are you serious? Some plumbers tape and tightening of the nut could’ve solved that problem but no they wanted to drop us unless we submitted a report with photos from a licensed plumber showing the repair along with invoices and documentation of services. SMH After many email communications and phone calls with plumbers, none of which would give me a “rough estimate” even after providing photos, I settled on going with Mother Modern Plumbing. They had a tech come out same day and fix it in a snap. Steven was the individual who came to do the repair. He was professional, explained what needed to be done and didn’t try to hustle me. On top of that he was in and out in less than 20 minutes. Installing a brand new P Trap. Best part is they wrote up the report I needed with photos, video and a detailed description of what was done. And it didn’t cost a fortune. I’m happy, wife is happy.. so all is good. Thanks again!

Josh Dudley at Mother Plumbing will be my plumber for life! He is timely, kind, articulate, and takes the time to help educate you with tests they are running and what they are saying. We are in the process of selling our home and the buyer contacted a plumber who did no testing and stated that we needed all of our cast-iron pipes replaced. This was completely false as our cast-iron pipes are actually in excellent condition. Mother Plumbing is honest. If you want an honest evaluation as to whether or not you have a plumbing issue this is who you should call.

Steven came out and fixed our leaking faucets, did a camera inspection, flushed our water heaters. It was great: they showed up on time and wore booties in the house and were done so quickly! It was great as a mom of two toddlers to not have to worry about anything. Steven was clean cut, professional and so respectful. We love Mother! Before picture included!

Willie with Mother Modern was courteous and friendly during the service call. We needed our water and sewer lines checked because another plumbing comoany said we had a sewer leak. He was very detailed about every step of his process. He even showed us video of his process. As a result we bought a year membership. Thanks Willie.

Plumbing Inspection in Fort Worth: Detailed Insights for Your Home

Rust colored water in your sink or a sudden jump in your water bill are signals that your home is under stress. In Fort Worth, plumbing problems often hide behind walls or under concrete slabs until they become expensive emergencies. You need a clear and honest look at your system before a small leak turns into a major disaster.

These issues compound when you’re attempting to buy or sell a home. From desirable locations like Tanglewood to aging pipes in Fairmount, local realtors trust Mother’s technicians for comprehensive reports that assist the closing process.

Mother Modern Plumbing provides professional plumbing inspections across the Fort Worth area. We use advanced tools like sewer cameras and pressure gauges to find exactly what is failing. Our Master Plumbers give you a straight answer about the health of your home without the sales pressure of a corporate giant.

Visible Signals That Your Home Needs an Audit

  • Brown or Orange Water: Discolored water often means your old metal pipes are rusting or your water heater is full of sediment.
  • Sudden Pressure Loss: If your showers feel weak or faucets only trickle, you likely have a hidden leak or a restricted main line.
  • Recurring Drain Issues: Multiple slow drains mean the problem is not at the sink; it is located deep in your main sewer line.
  • Utility Bill Spikes: A monthly increase of 40 to 60 dollars usually points to a running toilet or a leak under your foundation.
  • Green Staining on Pipes: These marks at your pipe joints show where metal is slowly eating away and ready to fail.
  • New Moisture Marks: Stains on your ceiling or walls are forensic evidence of a pipe breach that needs immediate attention.

How Black Gumbo and Hard Water Attack Your Pipes

The ground under Fort Worth is famous for Houston Black clay, which is often called black gumbo. This soil has a high shrink-swell rate. This means it moves a lot during the wet and dry seasons. This movement puts massive pressure on your buried pipes. It can pull joints apart or snap old, brittle metal lines.

The water itself is another challenge. Fort Worth water comes from local lakes and carries 8 to 12 GPG of calcium and limescale. Over time, these minerals build up inside your pipes and water heater. This scale narrows the space inside your pipes and makes your appliances work much harder.

Fort Worth also uses chloramines to treat water. While this keeps water safe, it can be very tough on rubber gaskets and seals. An inspection shows you exactly how these factors are affecting your home’s infrastructure.

Local Expertise for Fort Worth Neighborhoods

  • Fairmount: Many of these 1920s homes still have original galvanized steel lines and clay tile sewers. We help these homeowners identify which parts of their legacy plumbing are reaching the end of their life.
  • Tanglewood: This area sees many home sales. Top local realtors trust us to provide complete inspection reports during the closing process. We give buyers and sellers a clear picture of the plumbing so there are no surprises after the move.
  • Overton Woods: These high end homes often have many bathrooms and complex plumbing layouts. We provide detailed audits to ensure these large systems stay efficient and that high performance fixtures are protected from hard water damage.

Our Diagnostic Standard for Plumbing Inspections

Our technicians use a technical process to evaluate every part of your system. We check your water pressure against the standard 40 to 80 PSI range to see if your pipes are under too much stress. We also operate every faucet, toilet, and shower to check for drainage speed and valve health.

Our audit always includes an HD sewer camera inspection. We run a waterproof camera through your main line to look for root intrusion from local Live Oaks or joint separations caused by shifting clay. You see the footage for yourself.

We also check your water heater for safety. This includes checking the T&P valve and verifying that you have a thermal expansion tank, which is required by Fort Worth code if you have a backflow preventer.

What You Get After Your Inspection

After our audit, you receive a written report that is easy to understand. We prioritize our findings so you know what to fix first.

  1. Immediate Priority: These are problems that are dangerous or causing active damage to your home.
  2. Monitor Status: These are issues that are not urgent but should be addressed within the next year to prevent future failure.
  3. Informational Notes: This section explains the age and material of your pipes so you can plan for the long term.

Protect the Integrity of Your Home Or Real Estate Closing

FAQs: Plumbing Inspections in Fort Worth

  • Do you provide reports for home buyers? Yes. We work with many realtors in the Tarrant County area. We deliver a full report within 24 to 48 hours so you can meet your inspection deadlines.
  • How long does a full inspection take? A typical whole-home inspection takes about one to two hours. This gives us enough time to test all fixtures, check the water heater, and run the sewer camera.
  • What is the most common problem you find in Fort Worth? We frequently find high water pressure and root intrusions in sewer lines. High pressure can cause your pipes to burst, so we often recommend a pressure reducing valve to keep your home safe.
